I modelled a 30‑acre mixed‑use real‑estate project with fully monthly cash flows from land purchase through construction, sales and collections.

The model incorporates construction finance at 14%, tracks lender and equity cash flows separately, and calculates project and equity IRR against a 24% hurdle, with sensitivities around pricing, absorption and cost inflation.
